Does Pressure Washing Damage Concrete? Only When It's Done Wrong

CCaleb Honey · Owner, licensed #44080 · Updated
Quick answer

Properly done, pressure washing doesn't damage concrete — it's the right method for driveways, sidewalks, and patios. Damage (etching, zebra striping, exposed aggregate) happens when the pressure is too high, the tip too narrow, or the wand lingers in one spot. Oil and rust need chemical pre-treatment, not more pressure.

When does pressure washing damage concrete?

Concrete is tough but not invincible. Damage comes from three mistakes: too much pressure concentrated through too narrow a tip, holding the wand too close, and lingering in one spot. The result is etching — visible wand lines and roughed-up patches where the cream (the smooth top layer) has been cut away and the aggregate underneath exposed. Older concrete, and any slab already cracking or spalling, needs a gentler setting than a fresh driveway.

This is why 'one setting for everything' is the mark of an amateur. We match pressure and tip to each surface — a broad, even pass for concrete, gentler settings for pavers and brick, and lower still for wood and composite.

Why won't my oil stains come out with more pressure?

Because oil soaks in. Pressure works on surface grime; oil, rust, and deep-set red clay live down in the pores where water force can't reach. Those need chemistry first: a degreaser or rust treatment applied and given time to work, then the wash lifts what the treatment loosened. Blasting a set-in oil stain at maximum pressure just etches a clean ring around a stubborn stain. We pre-treat as standard — and we'll tell you honestly which old stains will lift fully and which will only fade.

What does pressure washing cost in the Shoals?

Pressure washing starts from $299, priced by square footage and surface type — a driveway, a patio, and a fence line each price differently. It bundles well: most folks add the walks and patio once the driveway is being done, and pairing it with a house soft wash in the same visit saves a trip charge. The before-and-after on a Shoals driveway that hasn't been washed in years is the most dramatic in our whole lineup — the concrete usually turns out two shades lighter than anyone remembers.

How often should concrete be pressure washed?

Once a year keeps most Alabama driveways from building the gray film of mildew, algae, and traffic grime that makes concrete look old. Shaded areas that grow the slick green-black film may want it more often — that film is a genuine slip hazard on smooth concrete, especially for older family members. If the sidewalk gets slippery when wet, it's due.

Questions we hear about this

How much does it cost to pressure wash a driveway?

Pressure washing in the Shoals starts from $299, priced by square footage and surface. Bundling the driveway with walks, patio, or a house wash in one visit brings the combined price down.

Can pressure washing remove oil stains from concrete?

Fresh and moderate oil stains usually lift well with degreaser pre-treatment plus washing. Years-old oil that has soaked deep may only fade. An honest company tells you which to expect before starting — we do.

Should I seal my concrete after pressure washing?

Freshly cleaned concrete is the right time to seal if you want to — sealing slows future staining and makes the next wash easier. It is optional; plenty of driveways go unsealed for decades.

Is pressure washing safe for stamped or colored concrete?

Yes at the correct, lower settings. Stamped and colored finishes sit near the surface, so they need a wider tip and more distance than plain gray slab work. Mention the finish when you book.
